Estimated from real flight paths
Dubai rents and airport noise
Dubai areas with a quarter or more of their land at an estimated 55 dB or above have a typical one-bedroom rent of AED 50K a year, against AED 66K in areas below 45 dB. That doesn't mean noise explains the gap, because many of the louder areas are older parts of Deira. Rents are from Dubai Land Department records to 31 October 2026. Noise levels are DataDXB estimates from real flight tracks, not measurements.

How to read this map
Typical rent here is the middle area's median one-bedroom rent in each group. Noise is a 24-hour average of all flights, so a single overflight is much louder. Percentages are the share of an area's mapped land at each level.
Rents differ for many reasons, including building age, location and what's nearby, so this doesn't show how much noise itself moves rent. DLD rental records have no usable bedroom field, so a flat's type is estimated from its size. Villas are recorded as villas.
Common questions
Are rents lower under Dubai's flight paths?
The typical one-bedroom rent in the louder areas is AED 50K a year, against AED 66K in areas below 45 dB. Many louder areas are also older, so noise alone doesn't explain the gap.
Which areas under the flight paths have the highest rents?
Among the louder areas with enough contracts: Al Cornich, Dubai Maritime City, Al Murqabat.
Is the noise level measured?
No. It is DataDXB's own estimate from real flight paths, not measured and not from any airport or authority.
