How to read this map

Gross yield is the median annual rent per sq ft divided by the median sale price per sq ft of ready homes, using the same projects wherever a rental record names one. Service charges, vacancy and other costs aren't deducted, so a net yield will be lower.

These tables list areas with at least 50 ready sales and 100 rental contracts this year. DLD rental records have no usable bedroom field, so a flat's type is estimated from its size. Villas are recorded as villas. A high yield can also reflect older buildings or weaker price growth.

Common questions

Which Dubai area has the highest rental yield on all homes?

Al Khail Heights, at a gross 11.0%, followed by Dubai Investment Park Second, Al Barari, among areas with enough deals to compare from 1 January 2026 to 31 October 2026.

Is this gross or net yield?

Gross. Service charges, vacancy, maintenance and purchase costs aren't deducted, so what an owner actually earns will be lower.

Where do these yields come from?

The figures come from Dubai Land Department open data (https://dubailand.gov.ae/en/open-data/real-estate-data/), analysed by DataDXB. This is not an official DLD publication.
