What the data says

Key findings

01

Rooms are only 37–69% of the claimed area.

From Aldar Elite Haven 5BR (37%) to Aldar Al Ghadeer Parks 3BR mid (69%), so headline price per sq ft can't be compared across developers.

02

Usable space costs AED 2,033–5,506 per sq ft.

Cheapest is Dubai South Hayat 3BR middle; most expensive is Emaar Lavita Medium Mansion (M1-B).

03

Same rooms, different paperwork.

Emaar Palmiera 1 and Palmiera 2 / 3 4BR Contemporary share a floor plan (2,299–2,306 sq ft of rooms), yet Palmiera 1 claims 431 sq ft more.
