What the data says

Key findings

01

New-build yield is roughly double in JGC.

Everything selling in DIFC today implies 2.0–3.9% gross. Hyde Walk, delivered and let, achieves 8.3%, and JGC projects selling beside it at AED 2,282–2,611 per sq ft imply 7.8–8.9%.

02

DIFC's best number doesn't survive inspection.

The 8.0% DIFC studio yield leans on a Burj Daman studio average of AED 180,000, in a building that registered no studio tenancy in the trailing twelve months.

03

DIFC 2.0 supports the hold, not next year's rent.

It targets 125,000 more employees between 2030 and 2040, while JGC's roughly 3,600-unit pipeline lands by about 2028.
