What the data says

Key findings

01

Phase 1 trades below the Dubai South floor.

Converted to Dubai's built-up basis using Aldar's own area ratios, Phase 1 ready townhouses trade at AED 816–963 per sq ft. Dubai South townhouses trade at roughly AED 1,000–1,600, and ready homes registered there averaged AED 1,137.

02

Aldar repriced 13.6% in four months.

The two-bed launched at AED 1,244 per sq ft in May, 1,375 in July and 1,412 in September. Buyers of the first release were 13.6% in the money on Aldar's own price list, having paid 10% of the price.

03

Off-plan wins above 1.7% a year.

The Parks two-bed returns more on cash than a ready Phase 1 two-bed if prices grow just 1.7% a year to 2031, against 8.8% so far in 2026.
