Our Take

The Grand Polo is a 3–5 year bet on the Al Maktoum Airport corridor. If the airport expansion progresses as planned, DIP2 will be the next growth corridor and The Grand Polo will look cheap by 2030.

The polo theme is either a differentiator or a gimmick depending on who's buying - for the right end-user, it's a genuine lifestyle product. For yield-focused investors, the rental universe is narrower.

Not for the cautious investor. For the conviction buyer with a long horizon, the fundamentals are strong.
