Why Palm Jebel Ali
Palm Jebel Ali is Nakheel's revival of the original mega-project that was paused in 2008 - now relaunched with 2,002 villas across 16 fronds, 110km of coastline, and a land area more than twice the size of Palm Jumeirah. This is unapologetically Dubai's most ambitious waterfront project since the original Palm.
Phase 1 (Fronds M, N, O, P) launched in September 2023 with Beach and Coral Villas starting at AED 18.5M. Phase 2 (Fronds A–F) followed in 2024. The buyer pool is global HNW - these are not yield investments, they are lifestyle and prestige assets.
The 110km of coastline versus Palm Jumeirah's 78km means more beachfront per villa and lower density. The floor area ratio of 0.8 matches The Oasis - genuinely low-density ultra-luxury.
