Why Jumeirah Garden City
Jumeirah Garden City is Meraas' development of the Jumeirah corridor - one of Dubai's most historically desirable residential streets, traditionally characterised by villa communities and beach clubs. Meraas is layering freehold apartments, villas, and plots onto a corridor that was previously largely inaccessible to investors.
The location is genuinely prime - 10–15 minutes from Downtown, 15 minutes from JBR, adjacent to the Jumeirah Beach strip. The problem historically has been that Jumeirah wasn't freehold for most of its land. Meraas is changing that.
A 14.4% year-on-year price correction in 2025 creates the interesting entry point. At AED 2,048 PSF average - below the Dubai average for this location quality - the correction may be a buying window before the community fully activates.

Our Take
Jumeirah Garden City is a location bet above all else. You're paying for central Jumeirah access and Meraas quality, not current yield. If the community activates as planned, the PSF has room to recover and appreciate - the location fundamental is strong.
The 14.4% YoY correction is worth investigating - is it a market-wide recalibration or community-specific? If the former, this is a temporary dip. If the latter, understand why before committing.
Meraas' track record (City Walk, Bluewaters, La Mer) suggests they know how to activate a community. This is their most central land play. Patience required.
