Why Emaar Beachfront
Emaar Beachfront occupies Dubai Harbour - the man-made island between Jumeirah Beach Residence and Palm Jumeirah. Twenty-seven residential towers sharing 1.5km of private beach access. It is genuinely the only Emaar development where residents walk directly onto a private beach.
The community includes Beach Vista, Sunrise Bay, Grand Bleu Tower (by Elie Saab), Beach Mansion, and several Address-branded towers. Each launch has been oversubscribed. Secondary market transactions consistently run above launch pricing.
At AED 2,500–3,200 PSF, this is premium waterfront pricing - but the scarcity of private beach access in Dubai at this scale justifies the premium for the right buyer.

Our Take
Emaar Beachfront is the clearest short-term rental investment in Dubai. Private beach access drives occupancy and nightly rates that other communities can't match. If yield is the objective, this is where the numbers work.
Capital appreciation from current pricing needs a longer runway - the easy gains were 2019–2022. Still a quality hold; just don't expect the same multiples.
