Our Take

Dubai Hills is a quality hold, not a value buy. The fundamentals are excellent but the price has caught up with the thesis. Anyone who bought in 2019–2021 should be sitting on significant gains.

For new buyers: the park-facing and golf-view units still make sense as long-term holds given the permanent scarcity of those views. Yield plays are harder to justify at current PSF.

The metro confirmation is the remaining catalyst. When it opens, expect another leg up in values.
