Why Downtown Dubai

Downtown Dubai is Emaar's flagship address - 500 acres centred on the Burj Khalifa and Dubai Mall, with the Dubai Fountain as its centrepiece. It is the most globally recognised address in the UAE and arguably the Middle East.

New inventory continues to enter the market through Address Residences, Act Towers, Burj Royale, and the Opera District projects. These command premium PSF pricing but have consistently found buyers from international HNW and institutional capital.

Our Take

Downtown is the defensive position in any Dubai portfolio. It won't double in 3 years from here, but it also won't be the last to recover in a downturn. Global brand equity provides a floor.

The best plays remaining are fountain-view units - the scarcity of that specific view is absolute and the short-term rental premium is persistent. Everything else at AED 2,500+ PSF needs a long horizon to justify the entry.
